Role Overview

Conduct monitoring, trending and tracking of daily power consumption of the mall as well as initiate preventive maintenance minimize equipment breakdown and power failure. Responsible to ensure HT installation and maintenance are safe, correct, legal and compiled with utilities providers such as TNB, Suruhanjaya Tenaga and other regulatory bodies.

Principal Tasks

• Day to day operation of the building, electrical installation and monitoring on high voltage facilities equipment performance.
• Manage HT & LT equipment for preventive maintenance task on all switch boards, circuit breakers, transformers, switchgears, and cleanliness.
• Liase with utilities providers such as TNB, Suruhanjaya Tenaga and other regulatory bodies on utility services and compliance issues.
• Lead the Operation Technician and LV Chargeman to meet all key performance indicators as defined.
• Lead emergency (unscheduled) repairs or troubleshooting of building system equipment, and close monitoring on building system performance.
• Familiar with the code of practices of M&E trades and authorities’ requirements
• Able to facilitate Centre activities such as annual shutdown, testing etc.
• Ensure that the staff and all contractors carry out safe work practices during maintenance, adhoc or renovation works
• Ensure that any staff initiatives on IIF and/or Sustainability and others are brought to the attention of the management
• Able to train staff on fundamental trouble shooting and handling of all M&E systems
• Schedule the duty roaster of the Maintenance Department
• Able to perform inventory keeping and spare parts management plan.
• Able to chair the daily staff briefing and monthly contractor meeting in the absences of Operation Manager
• Carry out inspection on tenants’ renovation and report any unsafe practices and/or any incompliance to the Building Manager and assist other departments in Centre’s events.
• Attend to and feedback/complaints from the occupant (i.e. air-con problems, leakages etc.)
• Assist the Building Manager in ensuring that all system maintenance are carried out as per schedule and that all system are in good condition
• Prepare reports of systems faults and/or trouble shoot finding for improvement works or insurance purposes
• Assist the Building Manager in all building submission i.e. domestic water test, structural inspection, PE endorsement on signage etc.
• Other duties that may assign by the Building Manager/Centre Manager - Centre Management Office of Setia City Mall.

Requirements

• Minimum certificate authorized by Suruhanjaya Tenaga. (BO/B4 - 11kv/33kv)
• 5 (five) years of hands-on working experience as HT Chargeman in property management and experience in shopping mall management or relevant industry experience.
• PC literate especially in Microsoft Office (Word, Excel, PowerPoint etc)
• Financial Management skills including budgeting and forecasting will be an advantage
• Ability to work unsupervised and within a small team
• Excellent communication, analytical, interpersonal and leadership skills including relationship building
